LAMUDI NIGERIA RECORDS NEW MILESTONE OF 20,000 LISTINGS

July 11, 2014. Lagos Nigeria; Lamudi Nigeria (www.lamudi.com.ng) formally cemented its position as Nigeria’s leading property marketplace on Friday last week, reaching a series of milestones including 20,000 property listings on its website.

Launched in October 2013, Lamudi is now operating across 28 countries in Africa, Asia and South America with further expansion planned in the future. Over 500,000 properties are now listed worldwide on the platform. Lamudi Nigeria alone has seen a doubling in its property listings within 3 months, having marked 10,000 properties in April this year.

This milestone comes shortly after the launch of the Lamudi mobile app for Android devices and coincides with the launch of the Lamudi YouTube channel (http://goo.gl/Bvvdaf) increasing the variety of channels by which consumers can access and experience the listings of Lamudi Sellers as well as knowledge and news on the Nigerian real estate sector.

Sharing her views about the Real Estate Market in Nigeria, Allie Morse, CEO Lamudi West and Central Africa, stated that "For Lamudi Nigeria to achieve over 20,000 listings in less than a year speaks to the opportunity in the market and the excitement of our partners to display the very best of Nigerian real estate to the world."
Last week also saw Lamudi Nigeria solidify its position in the sector with the signing of partnership agreements with two of Nigeria’s leading professional real estate entities.

First of all, Jide Taiwo & Associates, the country’s biggest real estate firm with over 23 branches nationwide, renewed its collaboration with Lamudi with a nationwide agreement to market its listings.
Mr Sina Ganiyu, Senior Partner and CEO for Jide Taiwo & Co, commented on the signing, stating “We decided to trial Lamudi when they first came into the market in 2013 and we have been impressed by the level of service, attention to detail and rate of success that they have achieved for us as a client within such a short time. To us, Lamudi is not an advertising channel, Lamudi is more a valued strategic partner intrinsically invested in our success. Together, we are going to increase our international reach as a firm.”

In a related event, Lamudi Nigeria also secured a formal partnership with the Lagos State Chapter of the Estate Rent & Commission Agents Association of Nigeria (ERCAAN) – Nigeria’s largest association of estate agents. This partnership will see Lamudi forming closer bonds with ERCAAN members through training, joint activities and listings to help drive greater transparency and professionalism in the industry.

Commenting on the development, the chairman of ERCAAN Lagos Chapter – Hon. Godwin Alenkhe referred to the significance of the collaboration “As an association, ERCAAN covers every one of the 57 local government areas of Lagos. We are also a major stakeholder in the Lagos State Real Estate Transaction department under the Ministry of Housing. Our overall aim is to enhance the professional abilities of real estate practitioners in Lagos state and this unprecedented development with Lamudi is the perfect opportunity to boost our presence, communicate our business ethics and extend the reach of the services of our members through online channels to both local and international property seekers.”

Managing Director of Lamudi Nigeria, Obi Ejimofo gave his view on the week; “We have definitely had a very busy week at Lamudi. But this success is certainly not a one-off, these milestones have all been in the pipeline.”
“We have grown 5 times in size in 4 months, but at the same time, we have matched this incredible expansion with a sound foundation of customer service and innovative online marketing. It is our intention to take the stress and complication out of the real estate process, and our partners recognize and support us in this objective. We are now setting our sights to reaching 40,000 listings in the next few months but we recognise that this is no way near enough to meet the demand for housing in Nigeria.”

This could be your taxi Experience -- #Nigeria #events #entertainment @EasyTaxiNigeria

Picture this. You land in Lagos and of course it’s your first time and you don’t know your way around. You also don’t have no idea of how to proceed to where you are supposed to lodge for the night or your final destination because your flight was delayed or your bus had mechanical issues along the way, so you get to Lagos late at night.

You decide to take a taxi but you are skeptical because you’ve heard all sorts of stories about the risk of taking a taxi in Lagos at night especially when you are a stranger to the Lagos terrain.

Okay, now that you’ve made up your mind to take a taxi, how do you go about getting one. You stand at the road side trying to flag a branded taxi because you feel it’s safer than the unbranded ones. But none of them stops. What do you do? Now you are not just looking for a convenient means of transportation but also your safety and that of your luggage is most important.
Lets take a look at another scenario.

You land in Lagos and of course it’s your first time and you don’t know your way around. You have no idea on how to proceed but you are not boarded even though you get to Lagos very late.
You take out your mobile phone. Open the preinstalled Easy Taxi app, fill in your location and destination and request a taxi right there. In 10 minutes, your driver calls you to tell you he has arrived. You board your taxi and clicks on the boarded to allow the GPS track your location all through your trip. All you need to do is relax and enjoy the ride.

Convenience and safety only with Easy Taxi.

5 important things to check before buying a used car -- #Nigeria #events #entertainment #CARMUDI.COM.NG

It is a situation many people know about and experience. You have found a lucrative car offer online and now it is time to go and see your object of desire. It is quite obvious to look for dents and scratches, and of course you want to go for a test drive, but here are five important things that you often forget to check before buying a used car.

  1. The Underbody

If possible, get the car on a service lift. Inspecting the car from below will give you a better impression of its overall condition. The underbody is also very likely to rust. Be wary of an undercoating, which might hide rusty spots and several damages.

  2. The Pedals

when you have the feeling that the mileage might be manipulated – which is quite common – have a look at the pedals. If the gums look extremely worn out, your doubts might turn out to be very reasonable. The wear and tear on the seats and the steering wheel should be consistent with the mileage as well.
  3. The Car Steering

While inspecting the car, turn the steering to extreme opposite direction to listen for sounds of the shaft and come down to check if the rubber of the shaft is intact and for any leakage.

  1. Engine Compartment

Don’t be fooled by a shining engine. Engine washes are often intended to mask leaks. However, splashes of oil or water are also indicators for a deficiently working engine. After your test drive, have a second look for leaking tube seals. Besides, damaged or scratched screw connections are an indicator for bigger reparations in the past.

Real Estate For Non-Pros And Beginners: Identifying Opportunities, Finding Funding And Building Wealth Through Property Investment -- #Nigeria #events #entertainment #LAMUDI

There is no doubt that investing in property is one of the most effective tools for wealth creation. Historically, a large proportion of the world's wealthiest people have had real estate playing a crucial part in the accumulation of their fortune. If you are desire to build financial capacity, real estate should interest you, as it could be a key part of a formidable investment portfolio.

Let’s take a look how this can be done.
Negotiating a good property deal is a key element of investing profitably in real estate. Especially if you are new to the business, there are some fundamentals that you must get right if you are to emerge from a property negotiation feeling good with about outcome. Here is a guide to give you a head start and ensure you come out with good results even from your first encounter.

Get All The Key Facts About The Property: You need to be familiar with the property you wish to buy and should arm yourself with its main features. A good example of how you can do this from the comfort of your home or office and still  save time while covering a large amount of property is to use an online real estate market place that gives you the whole picture. A good example is Lamudi.com.ng.

Lamudi.com.ng gives you the basic facts like the size  of the property (in terms of total space and details of number and sizes of rooms), the available facilities, type of title, details picture of various areas the property and its immediate surroundings , any title issues that may require further work to regularise, etc. If the property is still occupied, it will give you details of what you need. It also ensures that its verified properties are fraud free as Lamudi.com.ng boasts of listings from well-known real estate agents and go the extra mile by creating relationships and verifying properties.

Decide Your Top Naira Amount For The Property:You must be firm in your mind as to your top price limit for the property. This is not a magic figure but one that is based on a careful evaluation. You need some market research to determine what value equivalent property is currently commanding. You also need a valuation, preferably a professional valuation by a property valuer. If the property will require improvements (minor improvements, yes; major, watch it!), determine how much this will cost: get professional opinion, if necessary.

Paint The Whole Picture: Most of real estate agents will have their focus on the money they expect and the supposed benefit of the property. Making sure you have the total picture, using all the facts you have diligently gathered. More importantly, make them aware that you know the problems and additional costs that are inherent in the purchase, which you will necessarily bear, unless they accept to shoulder them (usually, they need the whole money and will not accept any incursion). Show that you have done a lot of work to decide on your offer, based on all the facts. Never show any desperation: there will always be some other property.

Stick To Your Top Naira For The Property: It’s important to get as much quote as possible of different properties. It’s important to have a platform where you could be sure to get your top property for your budget.
